If you own a higher-value home in Franklin and are deciding whether to list now or wait until January 2027, insurance belongs in the timing conversation. A listing period can stretch longer than planned, and your coverage needs to keep up.

Keep Full Coverage While the House Is Listed

A listed home is still your home until closing. Keep your dwelling limit at full replacement cost, not the listing price. Upper-end Franklin homes often have custom finishes, which means rebuild costs can exceed what an older policy assumes. Ask for an updated replacement cost estimate before you list.

Showings, Open Houses and Liability

More strangers in your home means more liability exposure. A guest who slips on an icy walkway during a December showing is a real scenario. Your personal liability limit matters, and for higher-value households an umbrella policy is worth a look. Also move jewelry, firearms, and small valuables out of sight, since a standard policy limits theft coverage for some of them.

If You Move Out Before the Sale

  • Vacancy: Many policies restrict coverage after 30 to 60 days of vacancy, especially for water damage and vandalism.
  • Winter risk: Frozen pipes are the classic loss in an empty house. Keep heat on and have someone check the home weekly.
  • Staging: Rented furniture may not be covered by your policy. Ask the staging company about its own coverage.

Buying Before You Sell

If you buy your next Franklin home first, you will carry two properties for a while. Both need active policies, and the new one should be bound before closing. Your lender will require proof of insurance, and a quote ahead of time avoids a closing delay.

Closing Timing and Your Old Policy

Do not cancel your policy until the sale has recorded. Cancel the day you sign and a late closing could leave the house unprotected. Ask for a prorated refund after closing, and request a claims history (CLUE) report so you know what the next buyer's insurer may see.

Does the January Wait Change Anything?

From an insurance view, listing now versus January mostly changes weather and vacancy exposure. A winter listing means more attention to pipes, roofs, and walkways. Whichever date you choose, confirm your coverage before the sign goes up.
