Many Tennessee homes have a detached garage, and many owners assume a flood policy treats it like a second building with its own limit. A standard National Flood Insurance Program (NFIP) dwelling policy does not work that way. Under the Standard Flood Insurance Policy, Dwelling Form, a detached garage at the described location is covered for no more than 10 percent of the limit of liability on the dwelling.
That coverage is optional, and it is not extra money. The policy says using it reduces the building limit of liability. A large flood claim on the garage leaves less building coverage for the house itself.
| Structure or item | What the NFIP Dwelling Form says |
|---|---|
| Detached garage at the described location | Covered up to 10% of the dwelling limit; optional, but reduces the building limit |
| Detached garage used for residential, business, or farming purposes | Not covered |
| Additions attached by a rigid exterior wall, solid load-bearing interior wall, stairway, elevated walkway, or roof | Covered; may be separately insured at your option |
| Additions attached only by a common interior wall that is not solid load-bearing | Always part of the dwelling; cannot be separately insured |
| Materials and supplies for the dwelling or detached garage | Covered while stored in a fully enclosed building at the described location or on an adjacent property |
| Increased Cost of Compliance for a garage or carport | Listed among Coverage D exclusions |

When a garage is not just a garage
The policy does not cover any detached garage used or held for use for residential, business, or farming purposes. A garage apartment, a home business shop, or a building used for farm work may need a different look. Ask before a flood, not after.
For the overall building and contents limits on an NFIP policy: NFIP flood policies cap Tennessee home building coverage at $250,000 and contents at $100,000.
Attached additions follow different rules
Additions and extensions attached to and in contact with the dwelling by a rigid exterior wall, a solid load-bearing interior wall, a stairway, an elevated walkway, or a roof are covered as part of the building. At your option, an addition connected in one of those ways may be separately insured. An addition that shares only a common interior wall that is not a solid load-bearing wall is always part of the dwelling and cannot be separately insured.
Repair materials and rebuilding costs
Materials and supplies for building, altering, or repairing the dwelling or a detached garage are covered while stored in a fully enclosed building at the described location or on an adjacent property. Increased Cost of Compliance, which helps with certain floodplain rebuilding costs, lists a garage or carport among its exclusions. More on ICC: Tennessee NFIP flood policies include up to $30,000 in Increased Cost of Compliance coverage for qualifying rebuilds.
Before the next heavy rain
- Measure what your detached garage would cost to rebuild compared with 10% of your dwelling limit.
- Review how flood claims are settled at actual cash value or replacement cost: NFIP flood replacement cost: a principal home needs 80 percent coverage or the program maximum
- Know what an NFIP policy leaves out entirely: An NFIP flood policy does not pay for decks, fences, landscaping, cars, or a hotel while your home is repaired.
- New policies usually have a waiting period: New Tennessee flood insurance usually waits 30 days to start, and federal rules list only three exceptions.
- What counts as a flood under the policy: An NFIP flood policy counts water as a flood only when it covers two acres or two properties, including yours.
