Letter of Map Revision 26-04-0358P for the unincorporated areas of Jefferson County is finalized. FEMA listed the modification date as June 12, 2026 in the Federal Register of August 21, 2026 (91 FR 54345–54347, FR Doc. 2026-17071). Docket ID FEMA-2026-0002, Internal Agency Docket No. FEMA-B-2611. The unincorporated-county community number is 470097.

That is a flood-map revision, not a condominium insurance plan. A zone letter does not replace the association master policy. It does not replace a unit owner’s HO-6. Neither of those policies is flood insurance. This article is informational only. It does not promise coverage, price, eligibility, or that any particular building changed zone. The August 21 notice does not name streets, complexes, or units. Owners have to look the unit up.

The live Jefferson County flood post already covers 26-04-0358P as a flood-map story. This piece is the condo stack for the same row: master policy, HO-6, and a separate flood conversation. It is not Franklin/Williamson 25-04-4708P on the same August 21 table (June 12, 2026, communities 470206 and 470204). Same modification date. Different county. Different case number.

What did FEMA publish for unincorporated Jefferson County?

The August 21 notice is FEMA’s finalized “Changes in Flood Hazard Determinations” list. New or modified Base Flood Elevations, base flood depths, Special Flood Hazard Area boundaries or zone designations, and/or regulatory floodways as shown on the indicated Letter of Map Revision are finalized. Each LOMR revises the Flood Insurance Rate Maps, and in some cases the Flood Insurance Study reports, currently in effect for the listed communities.

The LOMR is available for inspection at the Zoning Department and online through the FEMA Map Service Center at msc.fema.gov. The current effective community number must be used for all new policies and renewals: 470097. Pick that number from the unincorporated line, not from a Dandridge or Jefferson City mailing address alone.

The modified flood hazard determinations follow section 206 of the Flood Disaster Protection Act of 1973, 42 U.S.C. 4105, the National Flood Insurance Act of 1968, 42 U.S.C. 4001 et seq., and 44 CFR part 65. The notice says 90 days have elapsed since newspaper publication and that the Assistant Administrator, Federal Insurance Directorate, Resilience has resolved any appeals.

Is this the same map change as Franklin 25-04-4708P or Sevierville 25-04-1916P?

No. Franklin and unincorporated Williamson County share case 25-04-4708P on this same August 21 notice, June 12, 2026, communities 470206 and 470204. Repositories are in Franklin. This piece is Jefferson County, case 26-04-0358P, community 470097. Same Federal Register table. Different rows.

Sevierville 25-04-1916P is May 21, 2026, community 475444, FR Doc. 2026-15946. Different case. Different date. The August 21 table does not name Douglas Lake, the French Broad, or any condominium. We are not going to invent them. Look the unit up. County rule, as recorded on the live Jefferson flood post: view FEMA maps in person; no phone zone determinations.

Does a new flood-zone letter replace my HO-6 or the association master policy?

No. A LOMR revises the FIRM panel and, where applicable, the FIS. It does not rewrite the master declarations page, set an HO-6 limit, or buy flood coverage. Keep four items on the same table: the revised FIRM compared with the map in effect before June 12, 2026; the association master policy — what it insures, the deductible, and whether the form reads closer to “bare walls,” “single entity,” or “all-in”; the unit owner’s HO-6; and a separate flood conversation.

An HO-6 does not replace the master policy. The master policy does not replace an HO-6. Neither is flood insurance. Our Pigeon Forge HO-6 versus master split is a different town with the same document stack. Our Jefferson flood post is the map story for this same case, not the condo stack.

Does an HO-6 or the master policy cover flood in Jefferson County?

Usually not. Flood is typically excluded from standard condo and homeowners forms. Our Tennessee flood guide states that a standard homeowners policy does not cover flood. A master flood policy, if one exists, is not automatically contents or unit-interior flood coverage. Typical NFIP new-policy waiting periods are 30 days, with limited exceptions recorded in our Sept. 30 NFIP post.

As a general federal rule — not a statement about a named unit — a federally backed loan on a structure in a Special Flood Hazard Area triggers a lender flood-insurance requirement. Whether LOMR 26-04-0358P moved a given unit into or out of an SFHA is a map question for community 470097, not a sentence we can write from the Federal Register table.

What does Tenn. Code Ann. § 66-27-413 require the association to insure?

The Tennessee Condominium Act rule in Tenn. Code Ann. § 66-27-413 requires association property insurance on the common elements for no less than 80 percent of replacement cost, plus liability insurance on the common elements. That statute is not this LOMR. Owner-installed improvements and betterments are why an HO-6 stays on the list. Check HO-6 loss-assessment limits against the master deductible.

The statute does not convert a zone letter into coverage. Ask whether the master is closer to bare walls, single entity, or all-in. Confirm the deductible and what the bylaws say the unit owner must insure. None of that is a promise that either form covers a named finish, assessment, or flood.

What should a Jefferson County condo owner or buyer do now?

  1. Look the unit up on the FEMA Map Service Center under both map dates. Use community number 470097. Compare the panel in effect before June 12, 2026, with the revised panel at msc.fema.gov/portal/advanceSearch.
  2. Confirm the panel at Jefferson County Zoning Department, 202 West Main Street, Room 103, Dandridge, TN 37725. The Federal Register named that address as the map repository, not a street list.
  3. Pull the master declarations page and the HO-6. Ask whether the master is closer to bare walls, single entity, or all-in. Confirm the deductible and what the bylaws say the unit owner must insure.
  4. Keep the flood conversation separate from the HO-6 conversation. Ask the lender, in writing, which map date and community number it is using.
