Mt. Juliet’s April 20 flood-map revision is live — condo owners still need the master policy and an HO-6.

Letter of Map Revision 25-04-4821P for the City of Mt. Juliet in Wilson County is finalized. FEMA listed the modification date as April 20, 2026 in the Federal Register of June 11, 2026 (91 FR 35531–35533, FR Doc. 2026-11675). Docket ID FEMA-2026-0002, Internal Agency Docket No. FEMA-B-2601. The city community number is 470290.

That is a flood-map revision, not a condominium insurance plan. A zone letter does not replace the association master policy. It does not replace a unit owner’s HO-6. Neither of those policies is flood insurance. This article is informational only. It does not promise coverage, price, eligibility, or that any particular building changed zone. The June 11 notice does not name streets, complexes, or units. Owners have to look the unit up.

The same case number also lists the unincorporated areas of Wilson County (community 470207), same April 20, 2026 date. The live Mt. Juliet flood post already covers both Wilson County rows as a flood-map story. This piece is the Mt. Juliet condo stack, community 470290. An unincorporated address is 470207, not 470290. It is not Jefferson 26-04-0358P (June 12, 2026, community 470097).

What did FEMA publish for the City of Mt. Juliet?

The June 11 notice is FEMA’s finalized “Changes in Flood Hazard Determinations” list. New or modified Base Flood Elevations, base flood depths, Special Flood Hazard Area boundaries or zone designations, and/or regulatory floodways as shown on the indicated Letter of Map Revision are finalized. Each LOMR revises the Flood Insurance Rate Maps, and in some cases the Flood Insurance Study reports, currently in effect for the listed communities.

Source: Federal Register 91 FR 35531–35533 (June 11, 2026), FR Doc. 2026-11675, Tennessee: Mt. Juliet row. The LOMR is available for inspection at City Hall and online through the FEMA Map Service Center at msc.fema.gov. The current effective community number must be used for all new policies and renewals: 470290. Pick that number from the city-limit line, not from a Lebanon mailing address.

The modified flood hazard determinations follow section 206 of the Flood Disaster Protection Act of 1973, 42 U.S.C. 4105, the National Flood Insurance Act of 1968, 42 U.S.C. 4001 et seq., and 44 CFR part 65. The notice says 90 days have elapsed since newspaper publication and that the Assistant Administrator, Federal Insurance Directorate, Resilience has resolved any appeals.

Is this the same map change as the Mt. Juliet flood post, or as Jefferson 26-04-0358P?

The live Mt. Juliet flood post covers case 25-04-4821P for both the city (470290) and unincorporated Wilson County (470207). Same case. Same April 20 date. This article does not redo that flood-map story. It is the condo stack for the Mt. Juliet row only.

Jefferson 26-04-0358P is unincorporated Jefferson County, June 12, 2026, community 470097, repository in Dandridge. Different county. Different case. The June 11 table does not name Stoners Creek, Cedar Creek, or any condominium. We are not going to invent them. Look the unit up.

Does a new flood-zone letter replace my HO-6 or the association master policy?

No. A LOMR revises the FIRM panel and, where applicable, the FIS. It does not rewrite the master declarations page, set an HO-6 limit, or buy flood coverage. Keep four items on the same table: the revised FIRM compared with the map in effect before April 20, 2026; the association master policy; the unit owner’s HO-6; and a separate flood conversation.

An HO-6 does not replace the master policy. The master policy does not replace an HO-6. Neither is flood insurance. Our Pigeon Forge HO-6 versus master split is a different town with the same document stack. Our Mt. Juliet flood post is the map story for this same case.

Does an HO-6 or the master policy cover flood in Mt. Juliet?

Usually not. Flood is typically excluded from standard condo and homeowners forms. Our Tennessee flood guide states that a standard homeowners policy does not cover flood. Typical NFIP new-policy waiting periods are 30 days, with limited exceptions recorded in our Sept. 30 NFIP post.

As a general federal rule — not a statement about a named unit — a federally backed loan on a structure in a Special Flood Hazard Area triggers a lender flood-insurance requirement. Whether LOMR 25-04-4821P moved a given unit into or out of an SFHA is a map question for community 470290, not a sentence we can write from the Federal Register table.

What does Tenn. Code Ann. § 66-27-413 require the association to insure?

The Tennessee Condominium Act rule in Tenn. Code Ann. § 66-27-413 requires association property insurance on the common elements for no less than 80 percent of replacement cost, plus liability insurance on the common elements. That statute is not this LOMR. Owner-installed improvements and betterments are why an HO-6 stays on the list. Check HO-6 loss-assessment limits against the master deductible.

The statute does not convert a zone letter into coverage. Ask whether the master is closer to bare walls, single entity, or all-in. Confirm the deductible and what the bylaws say the unit owner must insure.

What should a Mt. Juliet condo owner or buyer do now?

  1. Look the unit up on the FEMA Map Service Center under both map dates. Use community number 470290. Compare the panel in effect before April 20, 2026, with the revised panel at msc.fema.gov/portal/advanceSearch. An unincorporated Wilson County address is community 470207, not 470290.
  2. Confirm the panel at City Hall, 2425 North Mt. Juliet Road, Mt. Juliet, TN 37122. The Federal Register named that address as the map repository, not a street list.
  3. Pull the master declarations page and the HO-6. Ask whether the master is closer to bare walls, single entity, or all-in. Confirm the deductible and what the bylaws say the unit owner must insure.
  4. Keep the flood conversation separate from the HO-6 conversation. Ask the lender, in writing, which map date and community number it is using.
