Sevier County Prices Are Falling: Why Your Dwelling Coverage Should Not

Recent local market data showed Sevier County homes taking about 64 days to sell in September, down from 96 days, while the median price fell about 16.5%. Faster sales and lower prices make headlines, but they do not change what it costs to rebuild your home. That gap matters for your insurance.

Market Value Is Not Replacement Cost

Homeowners insurance dwelling coverage is based on what it would cost to rebuild, not on what a buyer would pay. When market prices dip, some owners assume they can lower coverage. Lumber, labor and materials costs, and mountain building conditions, mean rebuilding costs can stay high even when sale prices soften. Cutting your dwelling limit to match a lower market price can leave you underinsured after a fire or storm.

If You Are Buying

  • Do not set coverage by price paid. A bargain purchase still needs a full replacement cost limit.
  • Get quotes before you make an offer. Mountain homes, older cabins and properties near flood zones can cost more to insure than expected. Note new FEMA flood maps are taking effect in Sevier County.
  • Ask about roof age and wildfire exposure. They affect both eligibility and price.

If You Are Selling

With homes taking a bit less time to sell, keep your policy active until closing and fund. If the house sits vacant while you wait, ask about vacancy limits. Do not cancel early.

If You Own a Cabin or Rental

Softer prices can tempt owners to hold property as a short term rental. Make sure your policy is written for rental use, with proper liability limits and loss of rental income coverage where available.

Review Annually

A yearly review keeps your dwelling limit, personal property and liability in line with real rebuilding costs, whatever the market does.
