A true zero, not an average of ups and downs
Many 0% filings on TDCI's table hide a wide spread: the overall number averages out to zero while the minimum and maximum columns show some homes going down and others going up. This row is different. The overall, maximum, and minimum columns all read 0.000%, so the table shows no individual rate change for any of the 13,168 policies. For contrast, see a 0% homeowners filing with a wide individual range: TDCI lists a 0% Tennessee homeowners filing for The Hanover that still allows increases of up to 45.7%.
Why your premium can still change
A flat rate filing does not freeze your bill. The table does not say why the filing was made, and SERFF is where the filing documents live. On your own policy, a premium can still move because of:
- A higher dwelling limit, for example from an automatic adjustment for rebuild costs.
- A deductible change, a new endorsement, or a coverage you added or removed.
- A new claim or a change in claim history. Background: TDCI’s CLUE explainer says Tennesseans can pull seven years of home and auto claims history for free.
- Changes to the home itself, such as a new roof, an addition, or a change in occupancy.
What to check at renewal
- Compare this year's declarations page with last year's, line by line.
- Confirm the dwelling limit still reflects what it would cost to rebuild, and whether your policy pays replacement cost or actual cash value: TDCI explains Actual Cash Value versus Replacement Cost for Tennessee homeowners.
