Letter of Map Revision 24-04-5388P for the City of Dyersburg and the unincorporated areas of Dyer County is on the June 11, 2026 Federal Register table. FEMA listed the modification date as May 29, 2026 in Vol. 91, No. 112, pages 35492–35496, FR Doc. 2026-11669. Docket ID FEMA-2026-0002, Internal Agency Docket No. FEMA-B-2610. The city community number is 470047. The unincorporated-county community number is 470284.
The notice does not name streets, subdivisions, or parcels. Look the address up on the FEMA Map Service Center, then confirm the panel at the listed map repository: City Hall, 425 West Court Street, Dyersburg, TN 38025, or Dyer County Courthouse, 101 West Court Street, Dyersburg, TN 38024. This article is informational only. It does not promise coverage, price, eligibility, or that any particular house changed zone. A standard homeowners policy does not cover flood.
This case is not the live Arlington LOMR 25-04-3514P (June 3, 2026, community 470262). It is not Maury 25-04-6346P. It is not Pigeon Forge/Sevierville 25-04-1916P. It is not Jefferson 26-04-0358P. The same June 11 table also lists a different Maury County case, 25-04-3682P, with a June 1, 2026 modification date and community 470123. That is not 24-04-5388P. Do not paste a Columbia repository onto a Dyersburg parcel.
What FEMA published for Dyersburg and unincorporated Dyer County
The June 11 notice lists communities where the addition or modification of Base Flood Elevations, base flood depths, Special Flood Hazard Area boundaries or zone designations, or the regulatory floodway, as shown on the FIRMs, is appropriate because of new scientific or technical data. The FIRM, and where applicable portions of the FIS report, have been revised to reflect these flood hazard determinations through issuance of a Letter of Map Revision. The current effective community number is shown and must be used for all new policies and renewals. The Tennessee: Dyer rows share one case number and two community numbers.

Source: Federal Register Vol. 91, No. 112 (June 11, 2026), FR Doc. 2026-11669, Tennessee: Dyer rows. Revised flood hazard information for each community is available for inspection at both the online location and the respective community map repository. The current effective FIRM and FIS report are accessible online through the FEMA Map Service Center at msc.fema.gov for comparison. Pick 470047 or 470284 from the city-limit line, not from a mailing address.
The modifications follow section 201 of the Flood Disaster Protection Act of 1973, 42 U.S.C. 4105, the National Flood Insurance Act of 1968, 42 U.S.C. 4001 et seq., and 44 CFR part 65. From the date of the second publication of notification of these changes in a newspaper of local circulation, any person has 90 days in which to request through the community that the Assistant Administrator, Federal Insurance Directorate, Resilience reconsider the changes. The flood hazard determination information may be changed during the 90-day period. Submit comments and/or appeals to the chief executive officer of the community as listed in the table.
This is not Arlington 25-04-3514P, and it is not Maury 25-04-3682P
The live Arlington post covers case 25-04-3514P for the Town of Arlington in Shelby County, June 3, 2026, community 470262. West Tennessee is not one flood map. Dyersburg is Dyer County. Arlington is Shelby County. Different case numbers. Different community numbers.
The same June 11 FR Doc. 2026-11669 table also lists Unincorporated areas of Maury County (25-04-3682P), June 1, 2026, community 470123, repository at 5 Public Square, Columbia. That is a different unused Maury case from the live April 2 Maury post (25-04-6346P). It is still not Dyersburg. Do not use community 470123 on a Dyer County parcel.
It is also not Jefferson 26-04-0358P, not Pigeon Forge/Sevierville 25-04-1916P, not the Sevier countywide FIRMs effective November 13, 2026, and not the live NFIP Sept. 30 reauthorization post. The June 11 table does not name the Forked Deer River or any street. We are not going to invent them. Look the parcel up.
Does a homeowners policy cover flood on a Dyersburg or Dyer County house?
No. A standard homeowners policy does not cover flood. Our Tennessee flood guide states that flooding is excluded from a standard HO-3. Rising water that inundates a structure from the ground is a flood question. It does not become a homeowners claim because the same storm also blew shingles off.
Flood coverage is written through the NFIP or a private flood market. Our Sept. 30 NFIP post records the typical NFIP new-policy waiting period as 30 days, with limited exceptions. None of those exceptions is a reason to wait until the next heavy rain. Sewer, drain, or sump backup is a third bucket, usually an endorsement, not flood insurance and not the base homeowners form.
If a structure is in an SFHA with a federally backed loan, is flood insurance required?
As a general federal rule, yes — that is a lender requirement, not a statement about a specific house. FEMA’s June 11 notice says the current effective community number is shown and must be used for all new policies and renewals. Whether LOMR 24-04-5388P moved a given parcel into or out of an SFHA is a map question for community 470047 or 470284, not a sentence we can write from the Federal Register table.
If the map moves a structure out of the SFHA, the mandatory-purchase rule can fall away. The water does not read maps. If the map moves a structure in, ask the lender, in writing, which map date and community number it is using. Do not treat a listing screenshot as the determination. This is not a coverage or eligibility promise. See our Arlington LOMR post for the same lookup method in a different West Tennessee community.
How does a Dyersburg or Dyer County owner or buyer look up the revised panel?
Start on the Map Service Center. FEMA’s notice lists the online location of the letter of map revision as msc.fema.gov/portal/advanceSearch. Search the parcel or community number 470047 (city) or 470284 (unincorporated county). Note the panel, the printed zone, and whether the product date is on or after May 29, 2026.
Then go to the matching repository. City of Dyersburg: City Hall, 425 West Court Street, Dyersburg, TN 38025. Unincorporated Dyer County: Dyer County Courthouse, 101 West Court Street, Dyersburg, TN 38024. Those two addresses sit on the same street. The Federal Register still printed two community numbers. A city mailing address is not proof of community 470047. Bring the parcel address and any Map Service Center printout. Reconsideration requests during the newspaper-notice window run through the community — the notice names Mayor John Holden for the city and Mayor David Quick for the county.
What should a Dyersburg or Dyer County owner or buyer do now?
- Look the parcel up on the FEMA Map Service Center under both map dates. Use community number 470047 or 470284. Compare the panel in effect before May 29, 2026, with the revised panel at msc.fema.gov/portal/advanceSearch.
- Confirm the panel at the matching repository. City Hall, 425 West Court Street, or Dyer County Courthouse, 101 West Court Street. The Federal Register did not name streets. We are not going to invent them.
- Ask the lender, in writing, which map date and community number it is using. A dropped lender requirement is not the same as no flood risk, and a new requirement is not a statement we can make about a named house from the Federal Register table.
- Read the homeowners declarations page. Confirm that flood is excluded and whether you already carry a separate flood policy. Our statewide flood guide walks the NFIP versus private split without treating a zone letter as a policy.
- If you need a flood policy, start the application before the next storm. A quote is not a bound policy. Typical NFIP new-policy waiting periods are 30 days, with limited exceptions recorded in our Sept. 30 NFIP post.
