Letter of Map Revision 25-04-5733P for the City of Pigeon Forge in Sevier County is listed with a modification date of September 11, 2026 in the Federal Register of July 9, 2026 (91 FR 42543–42547, FR Doc. 2026-13900). Docket ID FEMA-2026-0002, Internal Agency Docket No. FEMA-B-2617. The city community number is 475442.
That is a flood-map revision, not a condominium insurance plan. A zone letter does not replace the association master policy. It does not replace a unit owner’s HO-6. Neither of those policies is flood insurance. This article is informational only. It does not promise coverage, price, eligibility, or that any particular building will change zone on September 11. The July 9 notice does not name streets, complexes, or units. Owners have to look the unit up.
This is not May 21, 2026 case 25-04-1916P (Pigeon Forge, Sevierville, and unincorporated Sevier County together). Same city name on a different case. Different date. It is not the Sevier countywide FIRMs effective November 13, 2026.

What did FEMA publish for the City of Pigeon Forge under case 25-04-5733P?
The July 9 notice is FEMA’s “Changes in Flood Hazard Determinations” list. The FIRM, and where applicable portions of the FIS report, have been revised to reflect these flood hazard determinations through issuance of a Letter of Map Revision. The current effective community number must be used for all new policies and renewals.

Source: Federal Register 91 FR 42543–42547 (July 9, 2026), FR Doc. 2026-13900, Tennessee: Pigeon Forge row. Our live Sept. 11 flood post covers the map change as a flood story. This piece is the condo stack: master policy, HO-6, and a separate flood conversation.
Is this the same map change as May 21 case 25-04-1916P or the Sevier countywide FIRMs?
No. Case 25-04-1916P, modification May 21, 2026, lists Pigeon Forge (475442), Sevierville (475444), and unincorporated Sevier County (470236) together in FR Doc. 2026-15946. Case 25-04-5733P is a later Pigeon Forge-only row with a September 11, 2026 date. The Sevier countywide FIRMs under Docket FEMA-B-2550 take effect November 13, 2026, as covered in our Nov. 13 FIRM post. Do not paste November 13 onto September 11. Do not paste May 21 onto September 11.
Does a new flood-zone letter replace my HO-6 or the association master policy?
No. A LOMR revises the FIRM panel and, where applicable, the FIS. It does not rewrite the master declarations page, set an HO-6 limit, or buy flood coverage. Keep four items on the same table: the revised FIRM compared with the map in effect before September 11, 2026; the association master policy; the unit owner’s HO-6; and a separate flood conversation. An HO-6 does not replace the master policy. The master policy does not replace an HO-6. Neither is flood insurance. Our Pigeon Forge HO-6 versus master split is the same town with the same document stack.
Does an HO-6 or the master policy cover flood in Pigeon Forge?
Usually not. Flood is typically excluded from standard condo and homeowners forms. Our Tennessee flood guide is blunt. A master flood policy, if one exists, is not automatically contents or unit-interior flood coverage. Typical NFIP new-policy waiting periods are 30 days, with limited exceptions. As a general federal rule—not a statement about a named unit—a federally backed loan on a structure in a Special Flood Hazard Area triggers a lender flood-insurance requirement.
What does Tenn. Code Ann. § 66-27-413 require the association to insure?
The Tennessee Condominium Act rule in Tenn. Code Ann. § 66-27-413 requires association property insurance on the common elements for no less than 80 percent of replacement cost, plus liability insurance on the common elements. That statute is not this LOMR. Owner-installed improvements and betterments are why an HO-6 stays on the list. Check HO-6 loss-assessment limits against the master deductible. Ask whether the master is closer to bare walls, single entity, or all-in. None of that is a promise that either form covers a named finish, assessment, or flood.
What should a Pigeon Forge condo owner or buyer do before September 11?
- Look the unit up on the FEMA Map Service Center under both map dates. Use community number 475442 at msc.fema.gov/portal/advanceSearch.
- Confirm the panel at City Hall, 3221 Rena Street, Pigeon Forge, TN 37863. The Federal Register named that address as the map repository, not a street list.
- Pull the master declarations page and the HO-6. Confirm the deductible and what the bylaws say the unit owner must insure.
- Keep the flood conversation separate from the HO-6 conversation. Ask the lender, in writing, which map date and community number it is using.

Where is the Pigeon Forge map repository named in the Federal Register?
City Hall, 3221 Rena Street, Pigeon Forge, TN 37863. The chief executive officer line lists David Wear, City Manager, City of Pigeon Forge, P.O. Box 1350, Pigeon Forge, TN 37863. A Sevierville City Hall address is not this repository.
How do I look up a Pigeon Forge unit on the FEMA Map Service Center?
Use community number 475442. Compare the panel in effect before September 11, 2026, with the revised panel. Confirm at City Hall, 3221 Rena Street. A Sevierville mailing address is not community 475442.
