FEMA has made final flood hazard determinations for Sevier County, Tennessee and Incorporated Areas under Docket No. FEMA-B-2550, published in the Federal Register on Aug. 6, 2026 (FR Doc. 2026-15942). The date of November 13, 2026 has been established for the new Flood Insurance Rate Maps covering Gatlinburg, Sevierville, Pittman Center, and unincorporated Sevier County. Condo owners still need the association master policy and an HO-6 — a new FIRM does not replace either.

The notice states that flood hazard determinations have been made final for the communities listed and that the FIRM and, where applicable, the supporting FIS report showing the new or modified flood hazard information take effect on the established date.

Is this the same action as the May 21 Sevier County LOMR?

No. The May 21, 2026 LOMR (case 25-04-1916P) revised specific panels. The Nov. 13, 2026 date is the countywide final FIRM effective date under Docket FEMA-B-2550. Keep the two actions straight when you talk with a lender or floodplain administrator.

Does a new FIRM replace my HO-6 or the association master policy?

No. A final flood hazard determination updates the map. It does not cancel the association master policy or a unit owner’s HO-6. Ask the association for the current master-policy declarations and keep the HO-6 matched to unit improvements and loss assessment.

Does an HO-6 or the master policy cover flood in Gatlinburg or Sevierville?

Standard condo and homeowners forms typically exclude flood. Flood is a separate NFIP or private flood conversation. Map day can change the zone label; it does not convert an HO-6 into flood coverage.

What should a Sevier County condo owner or buyer do before Nov. 13, 2026?

Look the building up on the FEMA Map Service Center. Ask the local floodplain administrator about the incoming panel. Request the master-policy declarations.
